Insuring the home for market value instead of rebuild cost

The sales price is not the same as the cost to rebuild. A home can be underinsured even when the mortgage is satisfied.

Missing the wind or hail deductible

Some policies have a separate wind/hail deductible. In Arkansas, that number matters.

Assuming flood is included

Standard home and renters policies do not cover flood. Flood coverage is separate.

Frequently asked questions

Does my landlord's insurance cover my belongings if I rent?

No. Your landlord's policy covers the building, not your stuff. Renters insurance is typically $15–$25 a month and covers personal property plus liability if a guest is injured in your apartment.

What's the difference between replacement cost and actual cash value?

Replacement cost pays what it would take to buy the item new today. Actual cash value subtracts depreciation, so a five-year-old TV is paid out at far less than a new one. Replacement cost costs slightly more in premium but makes a big difference at claim time.

Is flood damage covered by home insurance?

No. Flood is a separate policy through the National Flood Insurance Program or a private flood carrier. If you're in a flood zone, your mortgage lender will require it. Even outside flood zones, we sometimes recommend it.

Are dog bites covered under my homeowners policy?

Usually yes, but some carriers exclude specific breeds or charge more. Always tell us about pets on the application — non-disclosure can lead to claim denial.

Do I need to update my policy after a renovation?

Yes. A finished basement, kitchen upgrade, or new addition increases your home's replacement cost. Failing to update can leave you underinsured.

How are my personal property limits calculated?

Most policies set personal property at 50–70% of your dwelling coverage. High-value items like jewelry, art, or firearms often need scheduled coverage above standard limits.
